Superintendent

The Superintendent is responsible for and will be held accountable for timely completion of the project and ensuring that is constructed in accordance with the plans, specifications and local codes. They are responsible for managing/coordinating all aspects of the project site from preconstruction activities, through construction, punch list and final closeout. Superintendents manage and provide direction/coordination to subcontractors and McLarney field staff to ensure the work performed meets or exceeds the specifications/requirements set forth in the project documents and is completed on time and within budget. Superintendent is responsible for scheduling, inspections, quality control, and job site safety.

Essential Functions and Primary Responsibilities:

  • Maintains professional client relationships.

  • Supervises subcontractor progress to ensure they are fully executing and complying with their contracted scope of work.

  • Coordination with Mechanical, Electrical & Plumbing [MEP] design build trades. Schedules subcontractors, consultants, and vendors in critical path to ensure timely completion.

  • Generates and manages detailed project schedules, posts on jobsite and updates.

  • Perform constructability review of project plans and documents.

  • Maintains organized project documents.

  • Participates in Request for Proposals [RFP]s and proposal interviews.

  • Understands job specific project requirements and that work in place is compliant with applicable codes prior to scheduling inspections.

  • Schedules and directs all inspections with city agencies and 3rd party special inspections.

  • Translates, reads, interprets and communicates construction documents, plans, specifications, manufactures data sheets, etc.

  • Accurately fills out daily reports in a timely manner.

  • Ability to work under pressure and coordinate numerous activities and groups of people who need to cooperate to achieve maximum efficiency.

Secondary Functions:

  • Reviews projects for code or construction deficiencies.

  • Report and document existing aesthetic issues or damage prior to construction so that the Owner/Client can decide if they want the issues to be addressed as part of the project.

  • Identify conflicts in construction progress and communicate them to project team for resolution. Resolves problems as they arise regarding plans or specifications, conflicts with the architect, engineer, clients and subcontractors and documents all corrections, changes and requests.

  • Produces detail project logistic plans and ensures all items with-in the plan are set up. Including but not limited to; fire sprinkler riser locations, fire sprinkler clean-up bucket (MCI red cans and clamp), directional signage, MCI procedures signage, emergency contact signage, laydown areas, fencing, temp facilities, evacuation plans, utility shut down locations, etc.

  • Supervises subcontractor activity and provide direction to all field personnel.

  • Ensure that the job site is always kept in a clean and organized manner. Subcontractors are fulfilling their obligation to clean up and off-haul debris associated with their work.

  • Ensure that time charged to the job is within the allotted general conditions.

  • Understands general conditions allocations for each project and ensures that field tech time, temp facilities and materials are within budgeted amounts.

  • Work with Project Engineer on procurement schedule and provide weekly project schedule updates. Submit schedule updates to Project Engineer 1 day prior to weekly OAC meetings.

  • Work with Project Engineer to review project submittals.

  • Opening the jobsite at beginning of the day and securing the jobsite at the end of the day. Main point of contact on site with client and design team.

  • Maintains and posts OSHA and company required safety literature. • Walk projects and perform safety audits. Fills out incident reports accurately and in a timely manner.

  • Conducts weekly subcontractor “tailgate” meetings to discuss job site conditions, building regulations, access, schedule, safety, material deliveries, etc.

  • Takes job progress photos and saves to main office server.

  • Walk projects to ensure quality is being delivered (pre-punch); Attend punch list walk to help identify project deficiencies. Aside from long-lead items, ensure punch list items are complete within 5 business days of punch walk, unless otherwise determined.

  • Maintains as-built records and drawings.

  • Attends all safety meetings.

  • Assist with training and development of other team members (Assistant Superintendents, Field Technicians, Project Engineers).

Certificates & Licenses:

Education and/or Experience:

  • Undergraduate Degree and/or

  • Three years of verifiable experience as a Superintendent in the construction industry.

  • Experience with computers, MS Project, Procore and Bluebeam
